The property side of the group includes a diverse portfolio of high quality residential and commercial properties all based in the North of England.We are looking to recruit a full time Lettings Coordinator to work within a small team in a private family run property company. This role is to coordinate the short term accommodation property portfolio sector to the business and provides this person with the fantastic opportunity to learn about this new growing sector in the property market.The role requires a very organised person to coordinate 19 properties on short term accommodation booking sites, from an enquiry, to completing the deal, to booking in a cleaner, to reviewing the guest and so on. Communication and response time is very important when securing the bookings and a good routine to manage all the properties is key. Maintaining and exceeding all cleaning standards, response rates, excellent reviews and repeat bookings is the key for this person to show initiative to drive this business forward.Duties of the Lettings Coordinator:• Every day log into Airbnb and manage account• Coordinate clean diary for all properties.• Research pricing for all listings and make sure it is always competitive.– bank holidays, peak seasons, what’s on in the area• Build relationship with cleaners and speak with them after each clean• Review all bookings• Every day log into Kigo Software and manage account• Monitor synchronized calendar and all bookings• Every day log into guest app and manage contracts, communication between guests and guest messaging service.• Check all properties regularly e.g. clean standards, stock, maintenance• Coordinate a number of various contractors and build relationship with them• Coordinate the laundry• Maintain website and keep it up to date.• Coordinate all social media and improve all outlets e.g. Instagram, Facebook, website, Twitter etc.• Everyday log into payment sites and check funds have been received and deposits have been returned• Investigate other booking sites and their compatibility of using Kigo as the channel manager.• Research all bookings sites, their differences and how it works• Expand cleaner database• Keeping up to date with all legislation for short term accommodationRequirements of the Lettings Coordinator:• MUST have 2 years’ experience in property lettings• MUST be able to drive and own car• Highly organised• Good IT Skills, mathematical skills• Have excellent communication skills• Written and verbal attention to detail• Adaptable and able to multi task• Knowledge and an understanding of letting properties.• Some knowledge of booking sites such as Airbnb and channel managers such as Kigo (Desirable)Lettings Coordinator Benefits:• 28 Days Holiday• Free Parking• Incentives – Holiday VouchersIf you meet the requirements and feel like this Lettings Coordinator role is right for you then please apply today!
