JOB DESCRIPTION This is a part-time position for 15 hours per week over 3 days.LOCATION: REPORTS TO:General ManagerRESPONSIBLE FOR:Maintenance DepartmentLIAISON WITH:All Team LeadersDepartmental ManagersJOB PURPOSE:To manage the day to day operation of the hotel for all Maintenance related issues to ensure that Brand Standards are maintained & that the hotel is compliant in all areas. To provide guidance & management support to all Departmental Managers to deliver overall efficiency, high standards & customer satisfaction within these areas. To support effective business planning, customer service levels & control of departmental revenue expenditure in line with budgets & business forecasts to achieve overall hotel profitability. To support the management team by providing effective training & administration systems to support the team by ensuring that departmental, Company Audit procedures training & full Health &Safety compliance is achieved.                                                                                                        KEY ACCOUNTABILITIES: 1.                To promote the image of the Company and the brand through quality customer care standards in accordance with the ‘Stay Real’ service style & philosophy. To represent the role of Energy Champion – carrying out regular team focused service delivery training to ensure that all departments are working towards improving energy controls within their respective departments.2.                To manage all Maintenance projects by regular communication & liason with the General Manager. To carry out safety tests of all equipment & the hotel fire alarm system on a weekly basis logging all tests, in writing, in line with the H&S and Company requirements.3.                To oversee the running of the Maintenance throughout the hotel, to ensure that this department is operating to its full capacity & delivering the highest levels of guest satisfaction, resolving all bedroom maintenance issues within the designated timeframe & in line with the daily operating procedures as laid down by the company.4.                To review the Guests Satisfaction feedback & surveys, to ensure that all feedback is rectified/communicated through the teams to meet the hotel Quality Targets. To also ensure that corrective training is implemented to improve performance & actions plans are managed & effective.5.                To attend a weekly meeting with the General Manager to review hotel maintenance & discuss forthcoming projects & improvements required to meet the overall hotel objectives & agreed Business Plan. To have financial awareness & understanding of how the role impacts the hotel P&L account. 6.                To carry out room inspections & record through the Monthly Quality Self Audit (MQSA) programme on Merlin, logging all defects & then updating the preventative maintenance programme to carry out repairs or address issues. All work must be logged on completion.7.                To liase daily with the Head Housekeeper & Duty Manager to ensure that all planned maintenance carried out by contractors sign in on site using the Permit to Work programme, issued by Reception. All contractors must notify the hotel when they complete their work & permits must be signed back in to ensure we know when they are on site.8.                To carry out basic plumbing, electrical, carpentry repairs, including painting & decorating of bedrooms, public areas & any internal areas as required, ensuring that all areas are protected & guest reported faults are carried out within a timely planned manner.9.                To carry out routine maintenance & manage the record keeping of all routine maintenance for any contractor that supplies a monthly, quarterly or annual service to the hotel.10.             To be fully aware of the hotel emergency procedures & act as Fire Co-Ordinator as required to support training, team & guest safety during training or fire evacuation procedures.11.             To attend to site on an Emergency Call Out basis, these call outs represent maintenance repairs or support investigations which will be agreed by the Duty Manager, logged & authorized by the General Manager. A call out agreement of lieu time is currently in operation for this service & does not form part of the employment terms & conditions.12.             To ensure all hotel systems & equipment are fully operational to ensure that there is no disruption in providing the products & services to our guests & customers. With the exception of technical breakdowns for which you must ensure the appropriate Maintenance Engineer is contacted to rectify any shortfalls in service provision including services provided by PDQ operators, Brilliant, Telephone Service providers & IT support.13.             To comply with all health and safety responsibilities as described in the Kew Green Health and Safety Responsibilities and Organization document The above forms the key areas of responsibility for this role but it should be noted that duties may change over time and the job-holder will be expected to co-operate with reasonable changes as required. COMPETENCIES EssentialDesirableExperience within a maintenance, building or jobbing roleGood Customer Service Skills & Focus in Customer SatisfactionAccurate and analyticalStrong IT skills including Word and Excel Flexible approach to working hoursAble to work under pressure to deadlines and targetsStrong verbal communication skills & People Skills to deal with Contactors & SuppliersOrganised & systematicHighly confident &  self-motivatedStrong team-working skillsHigh standards of personal appearance & discipline in working practices Persuasion Skills Presentation skillsPrevious experience in an IHG brand hotelStrong coaching skillsExperience of managing individualsGood Training backgroundCommercial AwarenessTeam Training experience   View full job description
