  Role Profile  Role Title:  Neighbourhood Surveyor Reporting To:  Neighbourhood ManagerRole Purpose:To be an effective member of the neighbourhood team, making a significant and effective contribution to the team and Worthing Homes ensuring that it is well positioned to achieve its vision, current and future business and operational plans and performance targets. To provide a high quality neighbourhood surveying service. As a member of a multi-disciplinary neighbourhood team, to support the management and of the organisation’sproperties, neighbourhood and tenancies.Key Organisational Accountabilities    To contribute to the work of the team to deliver excellent quality, flexible, customer focussed services to enable us to achieve, or exceed, our targets. To work well with colleagues across the business so that we provide joined up services that meet our vision and values.To demonstrate a high level of commitment and excellence in delivering both external and internal customer services.To have high standards and demonstrate our values of customer focus, respect, clear, accountable and innovation and commitment.Key Functional Responsibilities  To undertake inspections of properties, estates and communal areasagainst set criteria;preparing and issuing works orders for works as required and notifying relevant parties / providing information on the above as appropriate.  To maintain effective information management systems to enable effective monitoring against key performance indicators and organisational targets. To undertake audits of work to monitor quality of work including pre and post inspections on response times, accuracy of records and satisfactory maintenance of properties and estates.To monitor and authorise invoices in line with guidelines, and undertake site inspections for all works selected for post inspections.To monitor the performance of all maintenance contractors (responsive, cyclical and planned works) on a regular basis, discussing issues as and when they arise. To investigate and respond to customer complaints relating to repairs undertaken and provide support on responding to customer enquiries.To undertake stock condition surveysof our properties.To investigate and identify structural defects, organise repairs or prepare specification to invite tenders as necessary.To liaise with other agencies as required.To refer breaches of tenancy conditions noted during property inspections to neighbourhood housing colleagues.Play a key part in improving existing policies to enhance the customer experience by identifying and creating efficiencies, ensuring that all legal requirements and good practice are observed.To be available out of normal working hours for the preparation of surveys, schedules of condition, tenant liaison exercises or tenant group meetings a requested.Undertake contract administrator duties as and when directed. Duties may include site inspections, preparation of specifications and financial control of projectsTo contribute ideas and suggestions that may enhance the quality of the service to external and internal customers.?To create and present a positive and professional image of the organisation to its customers and to colleagues.To ensure that Worthing Homes’ obligations relating to maintenance are satisfied in connection with all Health and Safety and other statutory regulations are developed.To effectively engage with the customer to deliver and improve the maintenance service.Ensure all service standards are adhered to in relation to turnaround time for call backs, emails and relevant deadlines are met to achieve the customer service standards.Tailor communication methods and style to accommodate the needs of all customers.Liaise with Sales and Leasehold Adviser in relation to Section 20 works in leaseholder blocksBe responsible for updating company records and ensure an audit trail of communication with customers, agencies and contractors is documented on the appropriate systems. To ensure that we deliver all of our services while ensuring the effective management of risk.Person requirements to fulfil the role QualificationsHNC Building Studies or equivalentBehavioursThe post holder must be able to demonstrate a commitment to and the ability to role model our values.Knowledge and Skills Able to accurately draw up tenders and contract documentation for works.Sound knowledge of building construction, repairs and safety.Up to date knowledge of housing sector, best practice and relevant legislation.Ability to work independently and manage own workload.Excellent oral and written communications with a good attention to detail and be accurate in data recording.Excellent customer service and interpersonal skills and an ability to build effective relationshipsExcellent knowledge of Microsoft Office.Experience Experience of successfully delivering a customer focussed repair service.Experience of housing and repairs management information systems.Evidence of commitment to and delivery of high quality customer services and commitment to continuous improvement. Note:All Worthing Homes employees are expected to be flexible in undertaking the duties and responsibilities attached to their role and may be asked to perform other duties, which reasonably correspond to the general character of their role and their level of responsibility.  1Updated April 2018 View full job description
