Our purpose is to provide a high quality, cost effective and comprehensive estates management service which enables and adds value to oxfam GB’s trading’s business activities across an estate of more than 650 shops,offices and warehouses/distribution centres in Trading and Other Oxfam divisions, a small portfolio of sublet commercial properties and c40 residential properties (managed via external agents). We also advise occaisionally on gifts of land and legacies.WHAT WE ARE LOOKING FORA highly motivated, experienced and dynamic multi-disciplined Chartered Surveyor with wide ranging technical and people management experience. JoB Purpose To provide an efficient and effective estates management service to allocated georgraphical Operational patches to include acquisition and disposals, lease renewals and rent reviews. Toprovide line mamangement support and technical coaching to surveyors and support staff reporting into this post.  To work with the Head of Estates to provide strategic direction and decision making for the estates team and advice to Trading Leadership Team.To partner with Property Services and Property Support teams to enable delivery of the highest quality Property services to Oxfam.    Core DetailsLocation:Home based (with a variety of UK travel required & reporting to our Head of Estates in Oxfam House – Cowley, Oxford)Our package:£30,375 - £39,380 per annum depending on experience + Company CarGrade:                                    CContract type:Open ended  Hours of work:36 hours. Full time, however Oxfam offers various flexible arrangements which candidates can discuss by contacting the Recruiting Manager directly, as they have indicated that they would consider flexible options.This role reports to:Head of EstatesResponsible for a team of:2/3 Estates Surveyors, &Estates Technical CoordinatorAnnual budget for the post:c Rent role £10M pa, Rates/ Service Charge/ Insurance £750k per annum  Key Responsibilites To lead, develop and manage line reports who are based remotelyTo monitor and control spend against budgetsTo support and collaborate with Head of Estates to provide management information and advice to the Trading Leadership Team, Oxfam’s Leadership Team and Oxfam’s Trustees as requested and appropriateResponsibility for the estates management of Oxfam’s property portfolio in designated Operational Patches including a range of the following:                                                         Acquisitions and disposals                                                         Lease renewals and rent reviews                                                         Valuations                                                         Rates                                                         Residential and Commercial Sublets                                                         Management and approval of Service charges, insurance payments and other property costs                                                         Budgeting                                                         Compliance with all contractual and statutory obligations                                                         Management of recordsTo assist the Head of Estates to locate and implement incremental process improvement where appropriate and requiredTo collaborate with Senior Property Services team and Property Support team management to provide an complete property service to Oxfam’s shop network skills experience and knowledge Management  & organisational skills and experience, ability to work independently with delegated authority (E)Effective people management skills (E)Analytical and problem-solving skills (E)Practising Chartered (or relevant equivalent experience) surveyor with in depth knowledge of professional specialist area with appropriate experience to work autonomously (E)Adaptable, flexible, able to deal with a wide range of conflicting needs and demands (E)Strong negotiating skills (E)Strong team working skills (E)Ability to work within Oxfam’s values of inclusiveness, accountability and empowerment (E)An in depth and demonstrable knowledge of:Commercial Estate management and Asset management of a large portfolio of properties.Acquisitions and disposals (freehold and leasehold).Lease renewals in England & Wales and Scotland.Landlord and Tenant law in Enland & Wales and ScotlandValuation (capital and rental) of retail, office, residential and warehouse premises.Dilapidations Law and valuationResidential property management and valuationCommercial and charity retailing practicesReferals of lease renewals to Court and  PACTReferals of rent reviews to Arbitration and to Independent Expert (E)Excellent financial skills with the ability to create and manage a substantial budget.
