Achieve your ambitions – join us at JLL!We are looking for a Senior Surveyor– Property and Asset Management business line.We are currently looking for a Senior Surveyor to join our Property and Asset Management team. Our service is dedicated to adding value to our clients’ assets, reducing operational risk and maximising value for money in the delivery of high quality landlord services to occupational tenants. We have over 600 experienced, office-based staff and 650 site-based personnel operating across the regions. We provide a consistent, market-leading service across all sectors and geographies, managing commercial and retail assets for leading UK and international fund managers, property companies, the government, banks, receivers and financial institutions.  You will be working with one of JLL UK’s largest and most prestigious clients, managing a mixed portfolio of commercial properties based in London, Greater London & the South East of England. Working in conjunction with the Lead Surveyor, Facilities Managers and Client Accounts teams, you will be responsible for providing a market leading property management service to the Client.  The role is diverse offering variety day to day and will necessitate attending client meetings with the Portfolio Managers, often on site. The role offers autonomy within a supportive environment and great opportunities for career development.   What this job involvesTo liaise with the Client and ensure that the JLL team understand the Client's objectives and instructions in relation to each Property.Act as a key point of contact for the Client in respect of all matters relating to each property and ensure JLL is always acting within its delegated authority; in accordance with business plan and the Client's instructions. Co-ordinate the JLL team of specialists to deliver the Management Service and meet the Client's Objectives Procure the services as required from third party providers to deliver the Management Service and meet the Client's Objectives. Client reporting on all aspects of Property Management.  Seek to enhance the business by introducing and implementing new concepts and ideasResponsible for the identification of business leads and opportunities that will convert to discussions on both a formal and informal basisWorking closely with Facilities Managers across the portfolioGive timely, effective feedback to direct reports and hold regular development and coaching discussions on both a formal and informal basisInvolvement with the Client’s sustainability agendaClient reporting – to produce monthly/quarterly reports and lead clientSetting and managing Service Charge budgets Support the client in enhancing asset valueEnsure client’s agreed return on investment is met by identifying various cost savingsAdministration, audit and calculations of all turnover rents from retailEnsure that effective risk management plans are developed for all facility management risks, in particular all regulatory and compliance risks Monitor and control service delivery performance against plan, budget, service level agreements, key performance indicators and project specificationsManage service delivery costs against the agreed budget for Facility Management portfolioReview the close out of all corrective actions and customer complaintsTenant liaison and dealing with formal landlord and tenant matters such as tenant applications to assign, sub-let or alterationsUndertake site inspections to assess asset condition and check compliance to regulatory and contract requirementsManage client information databaseManage and coordinate a team of personal as required Liaise with procurement team in regards to budgets, vendor sourcing and value for money Track various key performance indicators and implement procedures and processes to ensure they are met Review and approve invoices, rectify invoicing issues due to system information mismatch and liaise with Accounts Payable and Finance team to manage vendor payment queries and interface issues Sound like you? To apply you need to be/have:The position will require strong client relationship skills with a high level of attention to detail.Good working knowledge of Microsoft Word, Outlook, Advanced Microsoft Excel and PowerPoint skills is essential.Must have strong verbal and numerical skills and be comfortable with report writing. Must be customer-service driven and have excellent communication skills. A team player with excellent interpersonal and influencing skills who interacts effectively with colleagues and clients. Ability to work under pressure, manage time and assist the team in meeting deadlines. People management skills, particularly motivating and developing others. Business acumen (i.e. knows how the business works; knows the competition; aware of how strategies and tactics work in the marketplace). Ideally MRICS qualified.
